Application Instructions and Policies
Thank you for your interest in renting a property with CJL Investments LLC. The rental application instructions and requirements are explained below. It is important that you read the information to understand what is required for renting the property. If you have any questions or concerns, please call 910-545-2082.
APPLICATION REQUIREMENT:
- A non- refundable $50 application fee per applicant is required.
- Applicants must be 18 years of age and must sign the lease agreement except for dependent children.
- Each applicant must fill out a separate application unless married.
- Applicants must register at Petscreening.
- The application must be completed and required documents submitted.
- We will continue to accept applications until a security deposit is received.
- Credit score must be 620 and above.
- Gross income must be 3 times the monthly rental amount.
- You must furnish us with verifiable photo identification. A driver's license, military ID, state ID or passport.
- Selection is not based on a first come basis but based on the most qualified applicant.
- The approval or denial of an applicant is based on the verification of the required information on the application.
- All leases must start within 5 days of the available date.
- A non refundable $100 leasing processing fee will be charged to an approved or approved applicants. Roommates are charged $100 each.
INCOME: All applicants are required to supply legal documentation on all income. For example:
- Social Security Documentation
- Military LES (Current EAS date must be equal or greater to the end lease date.)
- Pay Stubs
- CJL Investments LLC will verify all income sources and reserves the right to disqualify applicants for failure to prove the necessary income and documentation to support the needed rental payments. We use 30% debt to income ratio.
CREDIT REPORT AND CRIMINAL BACKGROUND CHECK: A credit and criminal report is run on each applicant to determine eligibility. We are not permitted to share any credit information or give you a copy of the report.
RENTAL REFERENCE OR HISTORY: We need at least a period of 1 year of residential or rental history. Family references are not acceptable. All references must be verifiable. If your address is a barrack address, you must also provide your last known home address.
EMPLOYMENT HISTORY: At least 6 months' employment at a current job or transferring from a similar position employed for at least one year or longer.
FAMILY SIZE: Only one family per unit. A single person is considered a family unit.
PETS:
- If pets are allowed, a non-refundable fee of $350/pet or $550/pet for pet under 2 years old.
- Pets must be fixed by 1 yr old and registered at Pet Screening.
- Pet listed on the lease will only be the pet permitted on the premises. No pet sitting.
- The following aggressive dog breeds are prohibited due to insurance requirements: German Shepard, Doberman, Rottweiler, Mastiff, Chow Chow, Perro de Presa Canario, Pit Bull (including the American Staffordshire Terrier, the Staffordshire Bull Terrier and the American Pit Bull Terrier), Rottweiler, Akita, Alaska Malamute, Siberian Husky, all wolf hybrids. No cross or mix of these breeds are allowed.
SECURITY DEPOSIT:
- Security deposit is one month's rent or 2 months depending on the result of the application.
- If owner approves roommates or singles, each roommate is required a security deposit.
- Security deposit must be paid by certified funds.
PLAYPEN/TRAMPOLINES/POOLS: A homeowner approval is needed in advance to allow playpen, trampoline or pool on the premises.
APPROVAL OR DENIAL:
- Applicants will be notified as soon as all documentation has been satisfied.
- Denial of one applicant may result in the denial of all applicants.
- Once approved, a security deposit and signed lease agreement will be required.

BANCRUPTCY OR FORECLOSURE: Do you have a bankruptcy, foreclosure and or repossession that is at least two years old but less than 7 years old? (Yes) ____ (No) ____ If yes, our office will require a double security deposit and bankruptcy must be discharged.
AUTOMATIC DISQUALIFICATION:
Bad Credit
Prior Evictions
Collections or Judgments
Bankruptcy, Foreclosure, Repossession within the past two years
A felony conviction within the last 10 years.
Misdemeanor within the last three years except for driving records.
